Homeowners - If you own the property you live in you do not require a gas certificate, however we do recommend having annual checks carried out on your gas appliances and pipework in your property to make sure they are working safely and efficiently, most manufactures will require a record of annual checks for the warranty 

Landlords - if you own a property and rent it out in its entirety or part of it for students or Airbnb,  you have a legal responsibility to ensure the property is safe for your tenants, a landlord gas safety record must be carried out on the appliances and pipework annually to keep your safety records up to date

Regular Boilers or conventional boilers are the oldest type of boiler, regular boilers are pretty out date nowadays but are still installed, typically installed in the 50's and 60's. as well as the wall mounted boiler or back boiler behind a fire you will have a hot water cylinder that stores your hot water with an expansion tank for the heating and a cold water storage tank in the roof

system boiler is a modern take on the regular boiler it takes the water directly from the mains so no need for a feed and expansion tank in the roof, however you will still need to store your hot water in a cylinder, nowadays typically using a Unvented hot water cylinder, eliminating the use of stored water in your loft

Combination boiler is a compact heating and hot water system, when the hot water is needed the combi boiler heats water directly from the mains and straight to the tap eliminating the need for and tanks in the roof or airing cupboard
